GREENHILL PLANTATION is a 100+ lot development on Lake Hartwell. About 50 home/lots extend to the Corp of Engineers property that surrounds the lake. Some of these homes include dock permits while others may be restricted to day beaching of boats only. At full pool, the lake offers some very scenic views, as well as excellent fishing and boating.
The home sizes and values in Greenhill Plantation vary across a wide range. Home sizes run from 1400 sq. ft. to 6,700 sq. ft. with the largest home exceeding a $1,000,000 value. Waterfront lots with docks command the highest premiums with average sold costs (2003-2008*) of $140/per sq. ft. – Waterfront homes/lots with no dock permits and beaching or views only, ran about $120/sq.ft.: homes on interior lots sold closer to $100 per sq. ft. There are two entrances/parts to Greenhill Plantation. The two entrances/sections are separated by an open field that totals almost 30 acres.
