CHICKASAW POINT will impress you with its relaxing winding roads, numerous wooded areas throughout the community, the rolling golf course fairways and countryside that works its way down to beautiful Lake Hartwell.  One of the unusual benefits of Chickasaw point is the large variety of home styles, sizes and pricing.  It offers a wide price range of homes and pleasant settings that will meet almost any life style needs.

Chickasaw Point is a complete, well established community in the foothill region of northwestern South Carolina.  It is a private gated community which includes a full range of amenities and activities that most residents and guests find very attractive.  Located on the shores of the 52,000 acre Lake Hartwell, Chickasaw Point features approximately 275 waterfront lots scattered along 4.5 miles of the Corp of Engineers managed shoreline.  Some lake lots provide lake access and permitted docks while others only provide beautiful scenic waterfront views.  In addition to great boating, the lake offers some unique fishing with records that include Stripped Bass of up to 59 lbs, hybrid bass to 20 lbs., and largemouth bass of up to 15 lbs. 

A focal point of the community is The Trails, an 18 hole golf course which covers approximately 180 acres.  The course is rolling and plays at 4416 yards from the ladies tees, and at 6135 yards from the men’s Blue tees.  Par is 72 with a respective Course Ratings/Slopes of between 66.0/114 to 70.7/117.  In 2005, the Community Association acquired the golf course from a private owner and has invested extensive time and money in upgrading the golf course.  If you enjoy golf and would like the convenience of living on the fairways/greens, you will be pleased to learn that there are over 225 homes or lots that overlook the beautiful greens and fairways of The Trails golf course.

The entire development encompasses over 1200 acres.  The Community Association (POA) uses approximately 180 acres for the Golf Course and another 140 acres for other amenities and common grounds.  Chickasaw Point has more than 20 miles of roads that service over 1700 parcels.  There are approximately 300 Condos or Townhouses, and the remaining 1400 lots include about 400 homes.  About 50% of these homes are occupied on a year-round basis.  As the community has its own water/sewer services, smaller lots sizes are permissible.  Lots range is size from .11 acres to 1.21 acres

Chickasaw Point was designed and approved in the early 1970’s.  Home construction began in early to mid 1970’s.  Early construction included homes as small as 1000 sq. ft.  In 2006, the minimum home size was increased to 1700 sq. ft.  Most of the homes in the community are 1700 sq.ft. or larger with some homes reaching 4500 sq. ft.  All new construction and designs must be approved by the Architectural Control Committee.  Recommended exterior colors are earth tones that blend with the natural wooded surroundings; color samples must be submitted with the designs to the ACC for approval prior to building.  Clear cutting of lots is not allowed, and the ACC policies include preservation of wooded areas as much as possible.  Building guidelines are covered in a 13 page “ACC Procedures, Policies, and Requirements.”

The 16 page Covenants and Restrictions of Chickasaw Association, Inc. run with the land and are used and enforced by the Association’s Board of Directors to assure that the community meets the ongoing standards and guidelines established therein.  Those Covenants serve to maintain the community atmosphere for residents and owners.

Chickasaw Point is a lovely place to live.  In addition to the golf course, and lake surroundings, CP offers the following amenities: A clubhouse, small library, swimming pool, campground, boat ramp, tennis courts, beach/picnic Area with pavilion, park area with playground, basketball court, and marina courtesy boat slip for short term use.

There is a privately owned and operated marina in the community but it is not affiliated with the POA.  There is some dry dock storage space available to the community.

The original developer had envisioned Chickasaw Point as a recreational community that is very accessible from Greenville, SC (50 miles), Anderson, SC (25 miles) and even Atlanta, GA (100 miles).  The Chickasaw Point neighborhood is a “complete” community offering life styles associate with golf course and lake living; additionally, their are many social/entertainment/volunteer activities offered via the POA.  Many find the moderate climate of NW South Carolina an attractive year round experience.  Chickasaw Point has “something” to meet everyone’s needs.
