RIVENDELL is one of Anderson County’s newer gated executive communities.  It is approximately 6 miles northeast of downtown Anderson and about 1/4 mile off of Greenville Hwy (SR 81) and close to schools and the new Anmed Hospital complex. Since I-85, Exit 27 is just 3.7 miles northeast, Rivendell subdivision offers a convenient access into the City of Greenville.

Rivendell in easily recognized; approaching the neighborhood, you are impressed with the nicely landscaped entrance way.  The community signage, gateway/entry of brick, stone, and massive decorative timbers, add to Rivendell’s character and provides a lasting and attractive identity to this community.

Homes in Rivendell are traditional in style and most are custom designed.  Exteriors are finished in brick, stucco, or stone veneer adding to the solid appearance of the community.  Single story homes must have a minimum of 2200 heated square feet of living space, while two-story designs must have at least 2600 sq.ft.  Two car garages are required, and are not to face the road unless the variance is approved by the community’s Architectural Review Board. 

Presently Rivendell subdivision features 175 parcels with additional acreage available for future development.  About 50% of the lots have either completed homes on them or new home construction underway.  Lot sizes range between .57 to 1.26 acres.  Deep setbacks and good spacing between homes give the community an “open” feeling.  The average home size is over 3000 square feet with some reaching 5000 square feet. The average price of Rivendell homes sold in 2007 was $422,700 per Anderson County Tax Records.

A Rivendell Phase III is currently under development. It will add 57 additional lots.  This section will be geared more towards individuals that prefer lower maintenance of smaller lots.  Lot sizes in this phase will be from .18 to .46 acres.  Additional land is available for future development.

The Rivendell neighborhood has a Home Owners Association and detailed Covenants and Restrictions which establishes and maintains the standards for the community. This 66 page Covenants and Restrictions document includes provisions for an Architectural Review Board (and Architectural Guidelines) to assure that “all improvements conform and harmonize...” with the community.  The ARB is charged with approving the type and quality of construction along with reviewing/approving details of the home colors and its landscaping. 

One of Rivendell special features is its large, exceptionally nice clubhouse and swimming recreational center located just inside the entranceway.  The Club house includes a large meeting/party room, a small kitchenette, and a nice, well equipped exercise room.  At the rear of the clubhouse is a large covered patio area that adjoins the zero entry, lazy-river-resort style pool.  Periodic planned community activities at the recreational center afford an excellent opportunity to socialize with other residents.

The Anderson County schools that service the Rivendell Kindergarten through K12 educational needs are located just minutes away.  The High School and Elementary Schools are relatively new facilities, while the Middle School is housed in the previous Hanna High School.  The name may be familiar as this was source & inspiration for the movie “Radio” that was popular a few years ago.

The demand for quality executive homes offered in Rivendell has increased as the result of a new 100+ acre Anmed Medical Center complex on Greenville Hwy.  Other growth in the area includes a new YMCA, convenient new grocery anchored shopping centers, restaurants, and small businesses along Hwy 81.  This growth has made Hwy 81/Greenville Highway one of Anderson’s high growth commercial and residential corridors.

Rivendell is a special, very “comfortable” executive community with amenities that would make anyone appreciate being able to call Rivendell “home.”
