THE RIVER RESERVE is a newer gated community bordering the Saluda River in NE Anderson County. Located between Exit 35 of I-85 (.8 miles) and Exit 12 of I-185 (.5 miles), The River Reserve provides a convenient executive living community from the downtown Greenville which is only 7 miles too the NE.

Entering The River Reserve from the Hwy 153, you find the gate entry is a couple of hundred yards off the road along a nicely landscaped entranceway that that helps set the stage for a exciting River Reserve experience. Reserve Dr. is the main road that runs the length of the community. The road runs along a crest that offers a panoramic view of the Greenville County.

Roads to the left of Reserve Dr. work their way down towards the Saluda River, while most roads to the right roll downhill towards Woodson Lake. The touch of nature and the preservation of heavily wooded park areas adds a very scenic, serene, and safe feeling to the neighborhood.

In order to maintain the quality standards and ambiance of the development, all new construction in The River Reserve must be approved by an Architectural Review Committee (ARC) and must be built in accord with the 21+ page “Design and Construction Guidelines.” Construction must be by approved builders and home designs must “maintain the established character” of the development. Not all classical or modern designs will meet those criteria. The Architectural Review Committee, NPI’s Neighborhood Expert or an approved builder can provide more detailed information.

At present, The River Reserve subdivision has 126 lots: approximately 20 back up to Lake Woodson, and another 45 or so back up to the Saluda River. The community includes a River Park nature area and common grounds that boarder the river. Lot sizes range from .59 acres to over 2 acres. The wooded areas provide a private, park-like backdrop for many of the lots.

Homes are custom built and mainly traditional in design. Most exteriors are finished in brick and/or stone; stucco and/or wood is allowed. Homes must have a minimum of 2300 square feet of living space plus an attached garage (2 cars or more) that does not face the front yard/road. The ARC also reviews landscaping designs and works to preserve mature trees.

Just inside and to the left of the main gate is a Community Club and Pool. The clubhouse is nicely furnished and also offers a finished covered area with a large stone fireplace where barbecues and social gatherings can be held. Other amenities include a playground area, river access, a canoe barn/covered picnic area, open activity fields, and 23+ acres of common ground that boarders the Saluda River which is laced with wooded parks and walking trails.

Most homes are much larger than the 2300 sq. ft. minimum size with some over 7,000. sq. ft. The average price of River Reserve homes sold in 2008 was approximately $667,000.

The River Reserve is truly a special neighborhood. Its natural setting between the Saluda River and Lake Woodson, and over 23 acres of park areas/common grounds offers plenty of outdoor activities and this nice touch of nature is rarely found in new communities. The larger lots and the high community standards established by the Covenants and Restrictions and Design and Construction Guidelines assure that this will continue to be a neighborhood that everyone will enjoy calling home.

The River Reserve is a quiet inviting community that offers nice homes and a convenient location with good access to many of Upstate attractions.
